How Much Drywall to Order (Sheets)

A seven-step method to turn room dimensions into a sheet count — measure walls and ceiling, subtract the large openings, pick a sheet size, add a waste factor, and split the order by board type so you order once and order right.

Order drywall short and you stop the job to chase a couple of sheets at a parts-store markup; order it long and you pay to store and haul away a half-pallet you never hung. The sweet spot is a real sheet count built from measurements plus a sensible waste factor. Step 1: Measure the Wall Area

Add up the length of every wall to get the room’s perimeter, then multiply by the ceiling height. A 12×14 room with 8-foot ceilings has a 52-foot perimeter, so 52 × 8 = 416 square feet of wall. Do not overthink the corners — perimeter times height is the working number every hanger uses. Measure the actual height; a lot of older homes are not a clean 8 feet, and 9- and 10-foot walls change your sheet layout.

Step 2: Add the Ceiling Area

If the ceiling gets drywall too, multiply room length × widthand add it in. The 12×14 room adds 168 square feet of ceiling, for 584 gross. Keep the ceiling figure separate in your notes, because ceilings usually take 5/8-inchboard while the walls take 1/2-inch — you will order them as two different items in Step 7.

Step 3: Subtract the Large Openings

Subtract only the big holes: doors and windows. A standard interior door is about 21 square feet; a typical window 12–15. So the 12×14 room with one door and one window drops from 584 to roughly 548–551 net. Leave the small cutouts — outlets, switches, registers — in the total. The scrap you cut around a single-gang box is never big enough to reuse, so those openings are effectively part of your waste, not a deduction.

Step 4: Choose a Sheet Size

Sheets come in 4×8 (32 sq ft) as the standard, plus 4×9, 4×10, and 4×12 (48 sq ft). Bigger sheets cover more wall with fewer seams, and seams are what take the finishing time, so use the largest sheet your access allows. The tradeoff is handling: a 4×12 is heavy and unwieldy up a staircase or through a tight hallway. On open new construction, go long; on a cramped remodel, 4×8 is often the only sheet that makes it into the room in one piece. Either way, plan to hang horizontally on walls to keep the seams low and minimal.

Step 5: Divide to Get Raw Sheets

Divide your net square footage by the area of one sheetand round up. For 548 net square feet at 32 sq ft per 4×8 sheet: 548 ÷ 32 ≈ 17.1, so 18 raw sheetsbefore waste. Switch to 4×12 (48 sq ft) and it is 548 ÷ 48 ≈ 11.4, so 12 raw sheets — fewer, larger sheets and far fewer seams to finish. This is the “before waste” number; you are not done yet.

Step 6: Add a 10–15% Waste Factor

Multiply the raw count by 1.10 to 1.15. Use the low end for a simple rectangular room with few openings, the high end for rooms full of corners, windows, closets, or angled and vaulted walls where you generate more unusable offcuts. Eighteen raw 4×8 sheets × 1.15 ≈ 21, so you order 21. The waste factor is not padding — it is the difference between finishing the job and stopping it to drive back to the yard for two sheets at a markup.

Step 7: Split the Order by Board Type

Finally, break the total into the boards each area actually needs so nothing gets substituted on the truck or on site:

  • 1/2-inch for standard walls
  • 5/8-inch for ceilings and any fire-rated Type X wall (the garage-common wall)
  • Moisture-resistant (green) or mold-resistant (purple) for bathroom and laundry walls
  • Cement board behind tile in the shower or tub surround

How many sheets of drywall do I need for a 12x12 room?

For a 12 by 12 room with 8-foot ceilings, the walls are about 384 square feet (48-foot perimeter × 8 feet) plus 144 square feet of ceiling, or roughly 528 square feet gross. Subtract a door and a window and you are near 495 net. At 32 square feet per 4×8 sheet that is about 16 sheets, and with a 10 to 15 percent waste factor you would order 18. How much waste should I add when ordering drywall?

Add 10 to 15 percent. Use the low end for a simple rectangular room with few openings and the high end for rooms with lots of corners, windows, angled or vaulted walls, or short offcuts that cannot be reused. The waste factor covers cuts, breakage in handling, and the small pieces you inevitably throw away — it is cheaper than a second delivery mid-job.

Do I subtract windows and doors when calculating drywall?

Subtract only the large openings — doors (about 21 square feet each) and windows (roughly 12 to 15). Leave the small cutouts for outlets, switches, and vents in the total; those become part of your waste allowance since the offcuts around them are rarely reusable. Subtracting every little box makes you order short.

Should I order 4x8 or 4x12 sheets?

Order the largest sheet your access allows. A 4×12 sheet (48 square feet) covers a wall with fewer seams than 4×8 (32 square feet), and fewer seams means less taping, mudding, and sanding — the slowest part of the job. The catch is handling: long sheets are heavy and awkward up stairs or through tight doorways, so on a cramped remodel 4×8 is often the practical choice.
